The distance to Downtown Austin is 26 Miles.

There are 71 Acres of Equestrian Greenbelt that are accessible by all lots and run throughout the entire ranch. There are Madrone and Cedar groves to ride though as well as three ponds to visit.

The Madrone Ranch Stables have opened up a brand new facility for boarding, lessons and training. Kelly Lorek is providing instruction and training at the facility. The Stables are an area for residents to gather, exchange idea, train and get together for rides. Boarding is available for residents and non-residents (property owners have first right of refusal).

There are two arenas, one Open Arena and one Covered & Lighted Arena. They provide controlled areas for instruction and training of your horses. The covered arena provide shade and shelter that enables riders to ride in the early morning, late evening and soon after rainy weather.
You may keep horses on your own property, 2 horses per Lot. (see CCR’s)

A Gated Entrance provides added security for home owners.

The Madrone Ranch is located in the Lake Travis I.S.D. School District which includes:

Utilities
Utilities at the ranch are provided by Pedernales Electric Co-Op. They are underground to maintain a classic country atmosphere.
The Telephone Service at the ranch is considered part of the Metro, which means it is not long distance to Austin. It also is underground.
Water is provided LCRA with a tap fee.
There is a Central Collection Septic System which saves you the cost of installing a septic field. It is maintained by TUMCO – TNRCC Approved

Restrictions
The Architectural Control Commitee will provide a copy of the Subdivision Restrictions upon request.

There is a minimum square footage requirement of 3,000 SF conditioned space.

You may keep horses on your own property, 2 horses per Lot. (see CCR’s)

Property Owners Association
The Property Owners Association fee is $793.00 a year collected quarterly and goes towards the maintence of the property.
